The scheme involved restoration, alteration and new build as part of Derby College's main city campus.
It also picked up the regeneration award and a highly commended certificate in the building conservation group.
College principal David Croll said: "We are absolutely delighted. The project team has been on an incredible journey to get this far and achieve this level of recognition."
Stephen Anelay, lead judge for the East Midlands, said: "We chose the Roundhouse at Derby College because it is a truly innovative project which makes a significant contribution to the regeneration of the area adjacent to Derby Railway Station.
"It has also saved unique and historic railway buildings, which were in danger of being lost to decay and vandalism."
Another Derbyshire project, Abercrombie Primary School, Chesterfield, was also commended in the community benefit category.
